Do Your Air Ducts Actually Need Cleaning? An Honest Answer for Miami Homeowners

We get asked this constantly, usually after somebody has seen an advert for a rock-bottom duct cleaning. Here is the straight answer, including the part that costs us money to tell you: most Miami homes do not need their ducts cleaned, and the symptoms that send people looking for duct cleaning are usually caused by something else entirely.

We do not sell duct cleaning. We repair, seal and redesign ductwork, which is a different job. So take this as it is meant — we have no cleaning service to sell you at the end of it.

What the EPA actually says

The US Environmental Protection Agency has published guidance on this for years, and its position is not what the adverts imply. The EPA does not recommend that air ducts be cleaned routinely — only as needed. It also states plainly that duct cleaning has never been shown to actually prevent health problems.

The EPA identifies a short list of situations where cleaning genuinely is warranted: substantial visible mould growth inside the ducts or on other components, ducts infested with vermin such as rodents or insects, or ducts so clogged with dust and debris that particles are actually being released into the house through the vents.

If none of those describe your system, cleaning is unlikely to change anything you can measure.

Dust blowing from the vents is usually a leak, not dirt

This is the one we find most often. If dust settles again a day after you clean, the question is not what is already in the ducts — it is where new dust keeps coming from.

In most Miami houses the air handler and ductwork sit in a hot, unconditioned attic. When the return side leaks, the blower pulls attic air — insulation fibres, dust, whatever is up there — straight into the system and distributes it through the house. Cleaning the ducts empties them. The leak refills them within weeks.

Sealing the return is a permanent fix and it usually lowers your electric bill as a side effect, because you stop paying to cool attic air.

A musty smell is usually the coil, not the ducts

That damp, sour smell when the AC kicks on has a common cause in this climate, and it is generally not the duct walls. It is the evaporator coil and the drain pan.

The coil is wet whenever the system runs — that is how dehumidification works. Dust settling on a permanently damp surface in a warm space grows biological film, and the air you breathe passes directly over it. A slow-draining or standing drain pan does the same thing.

Cleaning the ducts does not touch either of those. Cleaning the coil and clearing the drain line does, and that is part of a normal maintenance visit.

Allergies are usually a filtration problem

If someone in the house is reacting, look at the filter before the ducts. Two things to check.

First, its rating. A cheap fibreglass filter is there to protect the equipment, not your lungs, and it passes most of what you would want caught. A higher MERV filter captures far more — but do not simply fit the highest number on the shelf, because a filter too restrictive for your system starves it of airflow and causes its own problems. Ask what your equipment can take.

Second, filter bypass. If the filter does not seal properly in its slot, air takes the easy route around the edges instead of through the media. A perfect filter with a gap beside it is filtering almost nothing.

Uneven cooling is a design problem

One room that never gets cold is almost never a cleanliness issue. It is a crushed flex run, a branch that came apart in the attic, a supply undersized for the space, or a return that cannot feed the system.

These are measurable. Airflow at the register tells you quickly whether the room is getting the air it was designed to get, and where it is going instead.

When cleaning genuinely is the answer

Sometimes it is, and we will tell you so. Visible mould growth inside the ducts. Evidence of rodents or insects. A renovation where the system ran without filters and there is construction dust throughout. Flooding that reached the ductwork.

In those cases we will say so plainly and point you to someone who does that work properly — and on flexible duct that is contaminated, replacement is often more sensible than cleaning, because you cannot scrub the inner liner of flex without damaging it.

What we would check first

• The return, for leakage pulling attic air into the system
• The evaporator coil and drain pan, for biological growth
• The filter — rating, condition, and whether it actually seals
• Airflow at each register against what the room needs
• Duct connections and insulation in the attic

Common questions

A company quoted me a rock-bottom price for a whole-house duct cleaning. Is that real?

Treat it carefully. A genuine, thorough duct cleaning is labour-intensive and is not a rock-bottom-price job. Very low advertised prices are frequently the opening of an upsell once somebody is in the house. If you do decide to have ducts cleaned, get the full scope and price in writing first.

Should I have a UV light or a sanitising spray put in?

UV lamps aimed at the coil can help keep the coil surface clear, which addresses a real cause of odour. Be more cautious with chemical sanitisers sprayed into ductwork — the EPA advises caution there, and it treats a symptom rather than the moisture problem underneath.
