AC Not Working After a Power Outage? What Miami Homeowners Should Do First

The power came back and the AC did not. In Miami this happens constantly — after an afternoon storm, after a transformer blows, after a hurricane. Most of the time the system is fine and something simple is standing in the way. Sometimes the outage genuinely damaged it. Here is how to tell the difference without guessing.

First: wait five minutes before doing anything

Nearly every modern AC has a built-in short-cycle delay — typically three to five minutes. It stops the compressor restarting against high refrigerant pressure, which is the thing that kills compressors. So an AC that appears dead right after power returns is very often just counting.

Set the thermostat to COOL, drop it a few degrees below room temperature, and give it five full minutes before you decide anything is wrong.

Then work through these, in order

  1. Is the thermostat awake? A blank screen usually means dead batteries, or a tripped safety switch has cut its power. Try fresh batteries first.
  2. Check the breaker panel. There are usually two breakers: one for the air handler, one for the condenser. A tripped breaker can look almost normal — push it firmly to OFF first, then back to ON.
  3. Check the disconnect box outside. The metal box on the wall beside the condenser. Storm debris, a landscaper, or a power surge can leave it open or blow the fuses inside it.
  4. Check the air handler switch. Many air handlers — in the garage, closet or attic — have a switch that looks exactly like a light switch next to them. It gets flipped by accident more often than you would think.
  5. Look at the drain pan. If the outage stopped the system mid-cycle, condensate can back up and trip the float switch, which cuts everything off deliberately.

If a breaker trips again the moment you reset it, stop there. That is a fault, not a nuisance trip, and repeatedly resetting it can turn an inexpensive repair into a compressor replacement.

What an outage can actually damage

Power does not come back cleanly. It often returns as a surge, or as a series of brownouts while the grid stabilises, and those are harder on equipment than the outage itself.

  • The run capacitor. The most common casualty. Symptom: the outdoor unit hums but the fan does not spin. Turn it off — running it like this stresses the compressor.
  • The contactor. The relay that switches the condenser on. Surge damage can weld or pit the contacts, so the unit either will not start or will not shut off.
  • The control board. Less common, more expensive. Usually the system is completely unresponsive with power confirmed at the unit.
  • The compressor. The worst case, and usually the result of repeated restart attempts against pressure rather than the outage itself. This is why the five-minute rule matters.

After a hurricane or tropical storm, add these checks

  • Standing water around the condenser. If the unit was submerged even briefly, do not power it up. Water in the electrical compartment is a shock and fire risk. Get it inspected first.
  • Debris in the coil. Leaves, sand and roof grit pack into the fins and choke airflow. The system will run, work far too hard, and eventually overheat.
  • The unit moved. If the pad shifted or the cabinet is out of level, the refrigerant lines may have been strained. Look for oily residue at the connections — that is a refrigerant leak.
  • Flood exposure. Much of Miami Beach and coastal Miami-Dade sits in a designated flood zone, and a flooded air handler is generally a replacement, not a repair. Photograph everything before anyone touches it, for your insurance claim.

How to reduce the damage next time

Two things genuinely help, and one of them is free.

Turn the AC off at the thermostat during the outage. Free, and it means the system is not trying to restart at the exact moment the dirtiest power hits the line. Turn it back on a few minutes after power is stable.

Fit a hard-start kit or a surge protector at the unit. A dedicated HVAC surge protector installed at the disconnect costs a fraction of a compressor. In a city with this many storms and this many outages, it pays for itself the first time it works.

When to call rather than keep trying

  • The breaker trips again immediately after a reset
  • The outdoor unit hums but the fan will not turn
  • You can smell burning, or see scorching at the disconnect or contactor
  • The unit was under water
