Living on the water is beautiful, but the salt air is hard on air conditioners. In Miami Beach, coastal corrosion wears out coils and outdoor units faster than inland — so beachside systems need techs who know what to look for. That’s us.
From South Beach condos to Mid-Beach, North Beach, Bal Harbour, and Surfside homes along Collins Avenue, BH Brothers delivers same-day AC repair and 24/7 emergency service, with honest pricing before any work starts.

Under the ISO 9223 corrosivity standard, oceanfront locations are classified C5 — the marine category — while inland Miami-Dade sits around C3. Salt-laden air attacks the aluminum fins and copper tubing of a condenser continuously, and on a rooftop or a balcony pad there is nowhere for it to hide. That is why a Miami Beach system often looks a decade older than its actual age.
ASHRAE puts the median service life of a residential condensing unit at about 15 years. We are not going to pretend there is a published study that tells you exactly how many years the beach takes off that number — there is not one. What we can tell you from working these buildings is what actually fails first: the outdoor coil, the fan motor bearings, the contactor, and the disconnect box.
Most Miami Beach buildings will not let a contractor past the loading dock without paperwork. We carry general liability and workers’ compensation and can send a certificate of insurance naming your association before the appointment, so the day of the job is not spent arguing at the front desk.
A note on permits: the City of Miami Beach runs its own building department, separate from Miami-Dade County, and a contractor has to be registered with the City before pulling any permit there. A system changeout needs a mechanical permit and an inspection. Anyone offering you a cash job with no permit is handing you a problem that surfaces when you sell the unit or file an insurance claim.
The city’s construction noise ordinance also limits when loud work can happen — roughly weekdays 8am to 6pm and Saturday mid-day, with Sunday off-limits. Emergency repairs inside a unit are a different matter; a crane lift on Collins Avenue is not. We will tell you upfront which one your job is.
South Beach, South of Fifth, Flamingo/Lummus, West Avenue, Sunset Harbour, Mid-Beach and the 41st Street corridor, La Gorce, North Beach, Normandy Isles, the Venetian Islands, Star & Palm & Hibiscus, Belle Isle, Surfside, Bal Harbour and Bay Harbor Islands.
Often it is the opposite problem — the system is oversized. A unit that is too large cools the air quickly, shuts off, and never runs long enough to pull the moisture out. Very common in beach condos where a previous owner replaced like-for-like without a load calculation. It is fixable.
Most days, same-day. We are based in Midtown Miami, so the causeways are a short run. For genuine emergencies we run 24 hours, and there is no surcharge for nights or weekends. Call and we will give you a real window rather than a promise we cannot keep.
Yes. Send us the building name when you call and we will handle the certificate of insurance and the elevator reservation before we arrive.

Salt air. It corrodes condenser coils, fins and electrical connections. Rinsing the coil with fresh water, a coil coating and regular maintenance can add years to the unit.
Yes. Most Miami Beach condo jobs are closet air handlers and rooftop or balcony condensers. We measure the space and coordinate with building management on elevator use and work hours.
Yes, along with their walk-in coolers and ice machines.
Usually moisture on the coil or in the drain pan. A coil and drain cleaning and a check of airflow normally fixes it. See indoor air quality.
Turn the system off and cut power before the storm, and make sure the unit is properly secured. Do not run it if it was under water. Call us for an inspection before turning it back on.
