Kendall’s advantage, and Kendall’s problem
The good news first: Kendall is inland. Under the ISO 9223 corrosivity standard the coastal strip is classed C5 — marine — while inland Miami-Dade sits around C3. Your condenser is not being eaten by salt the way a Miami Beach unit is. Equipment here genuinely lasts longer.
The problem is different. Kendall is a large, mostly single-family suburb built out heavily from the 1970s through the 1990s, which means a very large number of homes hit the replacement window at roughly the same time — and a very large number of attic-mounted air handlers.
