Working in the Gables is different, and we plan for it
Coral Gables is one of the most architecturally regulated cities in South Florida. Exterior changes are reviewed, outdoor equipment generally has to be screened from the street, and much of the city sits inside a designated historic district where what you can do to a façade — or to a side yard — is genuinely constrained.
For an AC changeout this matters more than people expect. Where the condenser can sit, how it is screened, and whether the pad location is even permissible are questions that need answering before equipment is ordered, not on install day. We check this first. It is the difference between a one-day job and a three-week one.
What the housing stock means for your system
Much of the Gables is 1920s Mediterranean Revival and mid-century construction — solid masonry, thick walls, high ceilings, original window openings.
Retrofitted ductwork. Homes built before central air have ducts that were added later, often routed through soffits and closets in ways that were clever but are not efficient. Weak airflow to one wing is extremely common and is almost never solved by a bigger system.
High ceilings. Great for the house, harder for the AC — cool air stratifies and the thermostat, at five feet, reads a different room than the one you are standing in.
Mature tree canopy. The Gables’ oaks and banyans are one of the best things about the city and one of the worst things for a condenser. Leaf litter packs the coil, shade and roots complicate placement, and debris after a storm is a real service item.
Mini-splits for additions. In a house where running new ductwork means opening a plaster ceiling you do not want opened, a ductless system is very often the right call. We install and service them.
