Marina and waterfront kitchens take a beating
Salt air is hard on refrigeration in a way that inland operators never see. It attacks the aluminium fins on the condenser and the steel cabinet around it, and once the fin stock starts corroding the coil loses heat-rejection capacity for good. Cleaning helps; it does not bring back metal that has gone.
If you run a kitchen near the water, budget for shorter equipment life than the spec sheet implies, rinse the condenser with fresh water on a schedule, and specify coated coils when you replace. We will tell you honestly when a unit is past saving instead of selling you one more repair on it.
Broward permitting is a separate process
Fort Lauderdale is Broward County. Refrigeration work that requires a permit goes through a different building department than most Miami contractors are set up for, and the electrical side of a condensing unit replacement is permitted work.
Ask anyone quoting you a system replacement here who is pulling the permit and whether it is in the price. Unpermitted commercial equipment turns into a problem at sale, at lease renewal, and sometimes at inspection.
