Commercial Cooler Repair in Kendall, FL — Strip-Plaza Kitchens and Rooftop Racks

Kendall’s food business runs out of strip plazas — the shopping centers along Kendall Drive, Sunset, and 137th. That building type shapes almost everything about how refrigeration is installed there, and how it fails.

Walk-ins, reach-ins, display cases and ice machines, serviced 24/7. Call 786-905-5632.

When the condenser is on somebody else’s roof

In a strip plaza, your walk-in’s condensing unit is usually on the roof, and the roof belongs to the landlord. That means access coordination, sometimes a certificate of insurance, and occasionally a locked hatch nobody on site has the key to.

It also means your equipment is sitting in full sun on a black roof, surrounded by the neighbors’ units. Rooftop condensers in that environment run hotter and foul faster than the manufacturer’s ratings assume. If yours has not been cleaned in a year, that alone can account for a box that will not pull down in the afternoon.

Grease is the quiet killer

In any kitchen, airborne grease settles on coil surfaces and bonds there. A greased condenser coil cannot reject heat, so head pressure rises, the compressor works harder and draws more current, and efficiency falls off well before anything trips.

This is the single most common reason a cooler that worked fine last summer cannot hold temperature this one. It is also the cheapest thing on the list to fix. Coil cleaning on a schedule is unglamorous and it is most of what keeps commercial refrigeration alive.

Common questions

My ice machine makes cloudy, soft ice that melts fast. Why?

Usually mineral scale on the evaporator plate, which interferes with how the ice forms and releases. Scale builds steadily in South Florida water. It responds to proper descaling and, if it keeps recurring, to a water treatment or filtration change upstream.

Should I repair the walk-in or replace the system?

It depends on where the money is going. The box itself — panels, floor, door — often has years left when the refrigeration does not. Replacing a condensing unit on a sound box is a very different number from replacing the whole walk-in. We will tell you which one you are actually looking at.
