Working in the Gables is different, and we plan for it

Coral Gables is one of the most architecturally regulated cities in South Florida. Exterior changes are reviewed, outdoor equipment generally has to be screened from the street, and much of the city sits inside a designated historic district where what you can do to a façade — or to a side yard — is genuinely constrained.

For an AC changeout this matters more than people expect. Where the condenser can sit, how it is screened, and whether the pad location is even permissible are questions that need answering before equipment is ordered, not on install day. We check this first. It is the difference between a one-day job and a three-week one.

What the housing stock means for your system

Much of the Gables is 1920s Mediterranean Revival and mid-century construction — solid masonry, thick walls, high ceilings, original window openings.

Retrofitted ductwork. Homes built before central air have ducts that were added later, often routed through soffits and closets in ways that were clever but are not efficient. Weak airflow to one wing is extremely common and is almost never solved by a bigger system.

High ceilings. Great for the house, harder for the AC — cool air stratifies and the thermostat, at five feet, reads a different room than the one you are standing in.

Mature tree canopy. The Gables’ oaks and banyans are one of the best things about the city and one of the worst things for a condenser. Leaf litter packs the coil, shade and roots complicate placement, and debris after a storm is a real service item.

Mini-splits for additions. In a house where running new ductwork means opening a plaster ceiling you do not want opened, a ductless system is very often the right call. We install and service them.

How we work in these houses

We use drop cloths. We wear shoe covers. We do not park on the grass. If we have to open a ceiling we tell you before, not after, and we tell you who patches it. This sounds like a small thing. In a 1925 house with original terrazzo, it is not.

Neighborhoods we cover

Miracle Mile and downtown Gables, Coral Gables Riviera, Old Cutler, Gables by the Sea, Cocoplum, Hammock Lakes, Ponce-Davis, Sunrise Harbour, and the Granada and Alhambra corridors.

Common questions

Do you handle the permit and the city approvals?

We pull the mechanical permit and coordinate the inspection. Where a placement or screening question needs city sign-off, we tell you upfront so it can be handled in parallel rather than discovered late.

Can you keep the outdoor unit out of sight?

Usually. Screening, placement and line-set routing are all things we plan before quoting rather than improvising on the day.

My upstairs never cools. Do I need a bigger system?

Almost certainly not. In these houses it is nearly always duct routing, duct leakage, or a return-air problem. A bigger system in a house with a distribution problem makes the humidity worse.

Do you install mini-splits?

Yes — for additions, converted garages, Florida rooms, and any room the original ductwork was never designed to reach.

More AC questions from Coral Gables customers

Which parts of Coral Gables do you cover?

The whole city, including Miracle Mile, the Biltmore area, Granada, Riviera, Cocoplum, Gables Estates and the homes near the University of Miami. ZIP codes 33134, 33143, 33146 and 33156.

Do you work on older Mediterranean-style homes?

Yes. Older Gables homes often have tight attics, plaster walls and ductwork added over the years. We plan the work to protect finishes and keep the job clean.

Do you handle the permit for a new AC?

Yes. Permits are pulled where required for replacements and installations.

My home has two or three systems. Can you maintain all of them?

Yes. We can service every system on the same visit. See maintenance plans.

Why is my upstairs always warmer?

Heat rises, and many homes have a single system or undersized ducts upstairs. Zoning, a ductless mini-split or duct changes can fix it.

What warranty do you give on a new AC?

A 1-year labor warranty from us plus the manufacturer’s 10-year parts warranty.

Do you service Coral Gables restaurants?

Yes, AC and commercial refrigeration.
