Beachfront equipment lives a shorter life

A condensing unit a block from the ocean is in a corrosive environment every hour of every day. Salt attacks aluminum fins and steel cabinets, and once the fin stock starts going the coil loses heat-rejection capacity permanently — cleaning helps, but it does not bring back metal that is gone.

If you run a kitchen on the beach side, budget for shorter equipment life than the inland number, rinse the coils regularly, and specify coated coils when you replace. We will tell you honestly when a unit is past saving rather than selling you another repair on it.

Broward permitting is its own process

Hollywood is Broward County, not Miami-Dade. Refrigeration work that requires a permit goes through a different building department than most Miami contractors are set up for, and the electrical side of a condensing unit replacement is permitted work.

Worth asking any contractor quoting you a system replacement here who is pulling the permit. Unpermitted commercial equipment becomes a problem at sale, at lease renewal, and sometimes at inspection.

Common questions

The freezer floor has ice building up on it. Is that normal?

No. Ice on a freezer floor usually means warm humid air is getting in — a failing door gasket, a door that is not closing square, a failed door heater, or a drain line problem. Left alone it becomes a slip hazard and it means the system is running far harder than it should.
